Modified bitumen is our recommendation for residential flat roofs and high-traffic commercial applications. Two-ply torch-applied SBS system with a granulated cap sheet handles foot traffic, thermal cycling, and AL UV exposure. It's the toughest flat roof membrane for everyday abuse.
Roof coatings can extend the life of an existing flat roof by 10-15 years for a fraction of replacement cost. Silicone coatings over TPO, EPDM, or metal work well when the existing membrane is still in decent condition. We core sample and moisture scan to make sure coating is the right call before recommending it.
